John H. Gilliland

John H. Gilliland

President & CEO

John is the founder and strategic mastermind behind the Investment Real Estate Group of Companies.

He has over 20 years of experience in the self storage industry, currently owns 14 self storage properties, has managed more than 75 self storage properties in the Northeast and Mid-Atlantic States, and has exceeded sales of $900 million in self storage since 1998.

John received a Bachelor of Science degree from California Polytechnic State University in San Luis Obispo, CA. He established Investment Real Estate (IRE) in 1998, Investment Real Estate Management (IREM) in 2000 and Investment Real Estate Construction (IREC) in 2004.

He is a past president of the PASSA, a position he held for over five years. John also was elected to the Board of Directors for the national Self Storage Association in 2002 and served as the Chairman of the Board of Directors in 2007. With his expertise, he is often a speaker at state and national storage conventions and writes articles for national self storage publications.

John is a member of the national Self Storage Association (SSA) and Pennsylvania Self Storage Association, and currently serves as Chair of the SSA Foundation.

Joseph Braun

Chief Financial Officer

Joe is responsible for oversight of the overall day-to-day operations of the Investment Real Estate Group of Companies. In this role, he has P&L responsibility for all companies, as well as overseeing the planning, coordination, integration and execution of strategic initiatives for the Group. He serves on the Leadership Team and is responsible for strategic planning for the companies.

Joe has more than 28 years of overall accounting, finance and operations experience. Joe began his career as a Senior Accountant in the Philadelphia offices of International Accounting firm BDO, USA. After leaving public accounting, he held senior level positions for several privately held firms, primarily in the manufacturing sector. He has worked with IRE in the self storage industry since 2009, leading efforts in creating financial and operational efficiencies for the portfolio of properties, which consistently outperform industry measures, as well debt re-financing and restructuring and acquisition analysis and integration.

He graduated from LaSalle University, Philadelphia with a Bachelor of Science in Business Administration and earned a Master of Business Administration from York College of Pennsylvania.

Joe is currently a member of Vistage Key Group and has held leadership roles with First Capital Federal Credit Union and Boy Scouts of America. He is also a member of the national Self Storage Association (SSA) and the Pennsylvania Self Storage Association.

Kevin D. Bledsoe

VP of Brokerage

Kevin is responsible for leading the team of Brokerage Advisors for the self storage brokerage business as well as property sales, due diligence, financial analysis and feasibility studies for properties in the Northeast and Mid‐Atlantic States. In his first 18 months as a broker for IRE, he exceeded $57 Million in self storage sales. He serves on the Leadership Team and is responsible for strategic planning for the companies.

He has been in the self storage industry for more than 12 years. During that time, he handled the operations of more than 100 self storage facilities in ten different states. Most recently he was the Director of Operations for Storage Asset Management. Kevin has written many articles for Inside Self Storage and Mini Storage Messenger, and taught classes for the PASSA. Additionally, Kevin has been a featured speaker at national self storage conferences.

Kevin is a graduate of Bloomsburg University with a Bachelor of Science Degree in Business Marketing, and is a member of the national Self Storage Association (SSA), the Pennsylvania Self Storage Association and the SSA Young Leaders Group.

Jason Carl

Jason Carl

Director of Operations

Jason leads the daily operations of IREM, including 16 self storage facilities in PA, MD and NJ. He has played an integral role in bringing the Moove In Self Storage portfolio to the forefront of technology within the industry, by integrating new operating systems, improving vendor services and overseeing online rental implementation and procedures. He serves on the Leadership Team and is responsible for strategic planning for the companies.

His industry experience spans over the last 12 years in markets located in NY, NJ, MD and PA. He has held positions with Public Storage as Area Manager and Simply Self Storage as Assistant District Manager, as well as Relief Manager and District Manager for IREM. He also served in the Army Reserve and wrapped up his 12 year military career as a Platoon Sergeant in 2011.

Jason is a member of the national Self Storage Association (SSA), the Pennsylvania Self Storage Association and the SSA Young Leaders Group. He also serves on the SSA Education Committee, which is responsible for the CSSM program and SSA trade show content.

Jess Dubbs

Director of Marketing

Jess leads the marketing efforts for the Investment Real Estate Group of Companies, including the self storage facilities managed by IREM, and marketing budgets. She has been essential in advancing company-wide marketing efforts and also spear-headed the set-up and implementation of the online rental systems. She serves on the Leadership Team and is responsible for strategic planning for the companies.

Jess brings over 17 years of experience in design and marketing in the corporate and private sector. She gained key experience in printing and design tactics in prior roles as Senior Graphic Designer and Large Format Specialist. She also acquired a wealth of knowledge in marketing in a previous leadership role as Director of Production for multi award-winning agency, Synapse Marketing Solutions.

She is a graduate of Bradley Academy for the Visual Arts with an Associate's degree in Graphic Design, and operates a freelance design and photography business in her free time.

Jess is a member of the national Self Storage Association (SSA), the Pennsylvania Self Storage Association, the SSA Young Leaders Group (YLG) and serves as Chair on the YLG Communications Committee. She is also a member of the Lancaster Chamber of Commerce and Industry, York County Economic Alliance and Carroll County Chamber of Commerce.

Jeff Murdorf

Jeff Murdorf

Director of Construction

Jeff is responsible for leading all construction projects for the Investment Real Estate Group of Companies, including the Moove In Self Storage portfolio. He will manage each project from start to finish, which includes expansion projects and capital improvements at existing stores, renovations and expansions at newly acquired properties and new construction for future development properties, as well as capital improvements at the home office and historic mill.

He brings more than 20 years of experience in construction and operations, and most recently he owned a commercial general contractor construction firm in San Antonio, TX. In previous roles, he spent time as a Project Manager for Wurzel Builders, a large commercial construction firm in Austin, TX. He also served 18 years of active duty service in the military with multiple tours to Iraq, Kosovo and Bosnia.

He graduated from the University of Management & Technology with a Bachelor of Business Administration degree in Marketing Management and is set to graduate with his Master of Science degree from the University of Texas at El Paso in Construction Management in 2018. He is a member of the national Self Storage Association (SSA) and the Pennsylvania Self Storage Association (PASSA).

Michael “Sparky” Brooks

Sparky is responsible for self storage brokerage activity including listings, sales, buyer representation, due diligence, financial analysis and feasibility studies for properties located throughout the Northeast states, and is based out of Boston, MA.

A native of Massachusetts, Sparky brings over 11 years of corporate experience in sales, service, and operations. Most recently he specialized in risk management at Marsh & McLennan, working with clients in the New England area. Prior to that, he spent the last 9 years in San Francisco specializing in business development across the Pacific Northwest.

He is a graduate of Elmira College, Elmira, NY with a Bachelor of Science degree, and is a member of the national Self Storage Association (SSA), the Massachusetts Self Storage Association, the Connecticut Self Storage Association and the SSA Young Leaders Group.

George Hatchard

George Hatchard

Brokerage Advisor

George is responsible for self storage brokerage activity including listings, sales, buyer representation, due diligence, financial analysis and feasibility studies for properties located throughout the Mid-Atlantic Region, and is based out of the home office in York, PA.

George spent the previous 28 years in the construction equipment industry, the last 23 as Corporate Accounts Manager with Cleveland Brothers Equipment Company in Harrisburg, PA. George was responsible for the sale and rental of Caterpillar Equipment to the company’s largest National Accounts. In this role, George managed sales and rental revenue in excess of $50 million per year. He also actively participated on many ‘Dealer Advisory Boards’ at Caterpillar.

George holds a Bachelor of Science degree from Indiana University of Pennsylvania in Business Administration – Marketing and is a member of the national Self Storage Association (SSA) and the Pennsylvania Self Storage Association.

Isaac Rothermel

Brokerage Analyst

Isaac is responsible for assisting with the preparation of feasibility studies, market studies, listing proposals, offering memorandums and due diligence documents. Along with transactions, he also manages the brokerage database; tracking properties, comparable sales, owners of properties and new construction of self storage. In addition, Isaac has earned his real estate salesperson’s license in Pennsylvania in order to further assist clients.

Previously he’s worked as a property manager for a mixed-use developer as well as a sub-contractor for a boutique apartment building developer. Isaac earned his Bachelor of Science degree in Humanities from Thomas Edison State University and is currently studying to earn the CCIM (Certified Commercial Investment Member) designation.

Isaac has also had several articles published by Inside Self Storage and is a member of the national Self Storage Association (SSA) and the Pennsylvania Self Storage Association.

Erin Rogers

Executive Assistant to the President & CEO

Erin plays an integral role in daily office operations for the Investment Real Estate Group of Companies. She is responsible for meeting planning, travel arrangements, event preparations, greeting guests, answering phones, executive support and general office functions.

She possesses strong sales and marketing talents with a background in event planning. Previously, she managed an event planning and sales staff for National Conference Services, Inc, in Columbia, MD. Her responsibilities included hiring, training and managing new talent. Erin was responsible for one third of the overall company revenue from 2006-2009. Her team planned, sold, and executed 150 one-day events in the United States, Germany, England, Italy, Korea, and Japan annually.

Erin holds a Bachelor’s of Science Degree in Business Administration and Marketing from the University of Tennessee, Knoxville, and is a certified Life Coach and LesMills BodyCOMBAT Instructor. She is also a member of the national Self Storage Association (SSA) and the Pennsylvania Self Storage Association.

Dana Sinsheimer

District Manager

Dana assists in daily operations for IREM, working directly with Jason Carl, Director of Operations. She leads the team of property managers and provides support for the facilities located in Lancaster and Dauphin County, PA and Baltimore County, MD. She oversees site level projects, ensures standard practices and policies are followed and acts as property manager at many stores regularly. She also monitors the online rental systems.

She began with IREM as a property manager for Moove In Self Storage and was awarded Property Manager of the Year before being promoted to Assistant District Manager and most recently District Manager. Dana has more than 9 years of experience in property management and moving coordination, where she gained invaluable knowledge in estimating, scheduling, collections, rentals, account reviews, maintenance and legal procedures.

Dana is a member of the national Self Storage Association (SSA), the Pennsylvania Self Storage Association and the SSA Young Leaders Group, and holds a Certified Self Storage Manager designation from the SSA.

Kassandra Mejias

Graphic Designer

Kassandra works directly with Jess Dubbs, Director of Marketing, and is responsible for marketing and design support for the Investment Real Estate Group of Companies, including the self storage facilities managed by IREM. Her responsibilities include designing and maintaining marketing materials such as business cards, brochures, flyers, postcards and social media graphics, among others.

Kassandra brings over three years of design experience which includes a logo and website design for a small Washington, D.C. based catering company called Joy Love Catering. She has also worked as a freelance designer creating wedding invitations, consignment shop signs, advertisements and logos for various customers.

She graduated from Art Institute of York with a Bachelor’s Degree in Graphic Design. In her spare time, she loves to cook and bake and is interested in travel.

Kassandra is currently a member of the national Self Storage Association (SSA) and the Pennsylvania Self Storage Association.

Elaine Scott

Elaine Scott

General Accountant

Elaine works directly with Joe Braun, CFO, and is responsible for managing the daily accounting functions for the Investment Real Estate Group of Companies including Investment Real Estate, Investment Real Estate Construction and Investment Real Estate Management. Elaine’s responsibilities include providing key support and administration in banking and treasury, accounts payable and receivable, payroll, financial reporting and Human Resources. She also works with and supports the Property Accountant.

Elaine brings more than 20 years of accounting experience. In previous roles, she managed payroll, accounts payable and receivable, invoicing, reconciliations, customer service, tax and audit preparation, PA notary services and financial reporting. She has worked extensively with Microsoft Office, SAGE and Quickbooks.

Elaine is a graduate of the Consolidated School of Business with an associate’s degree in Accounting, and is a member of the national Self Storage Association (SSA) and the Pennsylvania Self Storage Association.

Anna Hartman

Property Accountant

Anna works directly with Joe Braun, CFO, and is responsible for managing the daily accounting functions for the self storage properties managed by Investment Real Estate Management. Anna's responsibilities include accounts payable and receivable, financial reporting and general bookkeeping. She also works with and supports the General Accountant.

Anna brings more than eight years of experience in the financial industry, and most recently held the position of member service representative at First Capital FCU. In previous roles, she assisted with banking needs including mortgage loans, completed financial reporting and research, managed legal records filing and provided credit solutions to customers. She has worked extensively with Microsoft Office.

Anna graduated with honors from York College of Pennsylvania with a bachelor’s of art degree in Political Science, and is a member of the national Self Storage Association (SSA) and the Pennsylvania Self Storage Association.

Richard Clark

Maintenance Manager

Rich is responsible for property maintenance for the Investment Real Estate Group of Companies home office, as well as the self storage facilities managed by IREM. Rich also assists on construction and renovation projects for IREC.

He brings over 37 years of residential and commercial construction experience, and has worked for major construction firms in the York, PA area such as Abel Construction Company and Keystruct Construction, Inc. He brings a wealth of knowledge in general carpentry.

Rich has a degree in Masonry from York County School of Technology, and is a member of the national Self Storage Association (SSA) and Pennsylvania Self Storage Association.
